Six NJ municipalities lead New York metro in apartment construction for 2025. See where

If you think you've noticed more apartment complexes popping up around North Jersey, you're right. And according to a new report, our region is leading the charge across the nation.

RentCafe's annual Apartment Construction Report — which compiled data on new apartment construction, specifically of buildings with 50 or more units, for 369 U.S. metropolitan areas in 2025 — found that the New York metropolitan area is leading the nation in new apartment construction in 2025 for the fourth consecutive year.

Our metro area is expected to have 30,023 new units completed by the end of the year, down 8.4% from 2024, the report said. It had increased its lead over No. 2 Dallas, being ahead by 1,065 units in 2025 compared with just three units in 2024.

"This growing disparity highlights New York's sustained momentum in new apartment developments, driven by robust demand, ongoing investment and large-scale projects," the report reads.

Within the metro area, New Jersey is expected to have 13,195 new apartment units completed by the end of 2025. And of the 11 municipalities leading the New York metropolitan area in new apartment construction, six are from the Garden State.

They are No. 4 Newark (1,392 units); No. 5 Hackensack (917 units); No. 6 Bayonne (767 units); No. 8 New Brunswick (584 units); No. 9 East Hanover (504 units); and No. 10 Weehawken (480 units).

Overall, Brooklyn (7,189 units), Manhattan (4,662 units) and Queens (2,630 units) were the top three entities in the New York metropolitan area for new apartment construction this year. And the Westchester County cities of New Rochelle (662 units) and Yonkers (445 units) rounded out the list, ranking seventh and 11th, respectively.
