A new analysis found the cities where rent goes the furthest in 2025.
RentCafe recently examined the nation's 200 largest cities and found where renters can get the most space for $1,500.
The South claims 12 of the top 20 large cities that offer the most square footage for a monthly rent of $1,500, with all 20 cities having more than 1,000 square feet available. The national average rent sits at $1,754, according to RentCafe.
In Tennessee, six cities were examined. Renters in only two of these six cities could find over 1,000 square feet for $1,500.

Where does rent go furthest in Tennessee?
Memphis was the top city in Tennessee and one of the top cities in the nation where renters could get the largest amount of square footage for $1,500. In Memphis, renters can expect to find an average apartment of 1,229 square feet for $1,500 per month. The average apartment in Memphis rents for $1,109 at 909 square feet.
Of the nation's 100 large cities, Memphis had the sixth-largest average apartment size for the defined price range.
Clarksville had the twelfth largest average apartment size of the nation's 100 small cities. In Clarksville, $1,500 rent can get an average of 1,182 square feet. The average rent in Clarksville is $1,260 with an average size of 993 square feet.
Chattanooga, Murfreesboro and Knoxville sat in the middle of the pack for Tennessee with their average square footages. Renters in Chattanooga get 993 square feet, renters in Murfreesboro get 951 square feet, and renters in Knoxville get 856 square feet for $1,500.
Nashville had the smallest average apartment size in Tennessee, at only 727 square feet, for a rent of $1,500. The average apartment rent in Nashville is $1,800 with an average square footage of 872.
Cities that pay the least for the most space
According to the analysis, Wichita, Kansas, is the city where renters can get the most space for $1,500 per month. The average rent in Wichita is $902 with an average square footage of 799.

Toledo, Ohio: 1,268 square feet for $1,500.
Oklahoma City, Oklahoma: 1,247 square feet for $1,500.
Tulsa, Oklahoma: 1,231 square feet for $1,500.
Lubbock, Texas: 1,230 square feet for $1,500.
Memphis, Tennessee: 1,229 square feet for $1,500.
Fort Wayne, Indiana: 1,159 square feet for $1,500.
Baton Rouge, Louisiana: 1,138 square feet for $1,500.
El Paso, Texas: 1,137 square feet for $1,500.
Corpus Christi, Texas: 1,104 square feet for $1,500.
